Fix & Flip Loans
How it works
The lender funds a share of the purchase price at closing and holds the renovation budget for draws as work is done. Approval leans on the deal — purchase price, rehab budget and after-repair value (ARV) — as much as on you.
Who it's best for
- Investors renovating for resale
- Time-sensitive purchases and auctions
- Properties that won't qualify for a traditional mortgage
What lenders look at
- After-repair value and comparable sales
- Scope of work and budget
- Flip experience
- Liquidity for down payment and carry costs
